: We offer unlimited cash out to our borrowers subject only to loan-to-value (LTV)
limits and ability to repay requirements.
One-of-a kind Situational Lending
: This is a way of alerting you that we have a relationship with an experienced law
firm that can jump through certain hoops, and can work towards solving problems relating to
foreclosure workouts, partnership buyouts, bankruptcies and tax situations that need resolution.
Distressed Property Purchases/Rehabilitation Loan
: We have several borrowers who are out in their communities buying distressed
properties with the idea that with a quick rehab they can make some money. With many of these
borrowers, it is easier to cross collateralize to other property they own in order that we can
have a quick closing, provide the purchase money financing and they can waive the financing
contingency in an effort to make their offers more attractive.
Owner Occupant Loans
: We offer owner occupant financing. While we do have to show income enough to support
a 50% debt-to-income ratio (DTI), we are able to count certain types of income and assets that other
lenders will not.
We are licensed and can pay licensed mortgage professionals up to two points.
